Calculating requires no account
You can use every part of the calculator without signing in. Terms you type stay in your browser session and are not transmitted anywhere unless you choose to save a snapshot.
Saved snapshots
Choosing “Save / share” stores the entered terms and the computed output so they can be reopened. The snapshot is unlisted: it is reachable only through a high-entropy random link that we generate. It is not indexed, not listed, and not readable through any public database interface. Treat the link as the credential — anyone who has it can open the snapshot.
Aggregate learning consent
The option to allow de-identified aggregate use of entered terms is off by default and stays off unless you tick it. When it is off, saved terms are used only to render your own snapshot.
Device-local landlord scenarios
The Landlord Economics tool saves the two entered scenarios—including rent timing, incentives and custom cash-flow adjustments—in local browser storage on that device so the comparison can survive a refresh. It does not upload those scenarios or source documents. “Reset examples” replaces the saved scenario with the illustrative defaults; clear this site’s browser data to remove the local record, and export the CSV first if you need to retain a copy.
Device-local lease abstracts
The Lease Abstract workspace does not upload a document. Terms and source references you enter are saved in local browser storage on that device so a draft can survive a refresh. They are not included in a server snapshot. Use the workspace’s clear control or clear the site data in your browser to remove that local draft, and export a CSV or JSON copy before clearing if you need to retain it.
Device-local negotiation registers
The Lease Negotiation workspace saves the deal reference, parties, issue positions, source references, review states and milestones in local browser storage on that device. The register and any pending LOI handoff are not uploaded by that workspace. Use the new register control or clear the site data in your browser to remove the local record, and export JSON first if you need a portable copy. Do not enter privileged, confidential or personal information unless your organization has approved that handling.
Device-local lease accounting files
The Lease Accounting workbench stores the entity and lease reference, measurement inputs, payment periods, source references, verification states and remeasurement scenarios in local browser storage on that device. It does not upload the executed lease, accounting memo or source evidence. CSV, text and JSON exports are created in the browser. Reset the illustrative record or clear this site’s browser data to remove the local file, and do not enter confidential, privileged or personal information unless your organization approves that handling.
Device-local rent and invoice audit files
The Rent Schedule & Invoice Audit stores the entered lease reference, expected-charge rules, invoice and credit-note records, line allocations, tax-document fields, payments and source references in local browser storage on that device. Pasted CSV is parsed in the browser and is not uploaded by the workspace. CSV, text and JSON exports are also created in the browser. The Leasing Pipeline & Lease-Up Forecast stores the entered properties and spaces, availability, asking terms, prospect or deal references, industry and representative labels, stages, probabilities, dates, next actions, proposal economics, concessions, leasing capital, notes and source references in local browser storage on that device. Pasted CSV is parsed in the browser and is not uploaded by the workspace; CSV, text and JSON exports are also created there. Use controlled deal references where possible and do not enter personal, confidential, credit, privileged or sensitive information unless the organization has approved the device, purpose, access, retention and security controls.

Lease Amendment & Change Control stores the entered lease identity, parties, premises, baseline economics, amendment titles and statuses, execution and effective dates, affected categories, revised terms, concessions, source references, verification, approval, review and notes in local browser storage on that device. Pasted amendment CSV is parsed in the browser and is not uploaded by the workspace; CSV, text and JSON exports are also created there. The source lease and amendment documents are not uploaded or read. Lease Commencement & Handover stores the entered project and premises identity, parties, planned and actual dates, area and rent inputs, milestone requirements, statuses, owners, deficiencies, cost and holdback estimates, permit or inspection references, source and evidence references, verification, review states and notes in local browser storage on that device. Pasted milestone and deficiency CSV is parsed in the browser and is not uploaded by the workspace; CSV, ICS, text and JSON exports are also created there. The lease, plans, permit documents, photographs and professional reports are not uploaded or read. Calgary Commercial Property Intelligence stores the entered research-file name, queried address, proposed use, property type, researcher, as-of date, title number, legal description, title date, registry reference, review status, reviewer, notes and the latest returned municipal-source snapshot in local browser storage on that device. The address is sent to the site server so it can query the named City of Calgary open datasets; the tool does not upload an underlying title, permit file, plan, report or photograph and does not create an account database. CSV, text and JSON exports are created in the browser. Avoid entering owner names, personal information, privileged advice, security-sensitive details or confidential transaction information unless the organization has approved the device, purpose, access, retention, backup and safeguards. CSV, text and portable JSON exports are created in the browser; the workspace does not upload or read an executed lease, financial statement, consent, guarantee, identity record or other underlying document.
Candidate records may contain personal and commercially sensitive information. Jurisdiction switching replaces the local source ledger and resets property-specific conclusion fields on that device; it does not send the selected city or project to an authority. Site Selection import reads only the device-local Site Selection record. Due Diligence handoff writes unverified records and risks to the device-local diligence file. The workspace does not upload plans, permits, licences, authority correspondence, award agreements or professional reports and does not connect to a municipality or program authority. Device-local and private-cloud leasing project files
The Leasing Project Command Centre stores the entered project passport, operating brief, team, workplan, task owners and planning dates, evidence states and references, document register, decision log and notes in local browser storage on that device. It checks only whether related specialist-workspace storage keys exist on the same browser; it does not read or upload those tool drafts. CSV, text, ICS and portable JSON exports are created in the browser.
Email sign-in is optional. When a signed-in user deliberately chooses Save as cloud project, the project package, title, owner identifier and email, revision number and timestamps are stored in the connected Supabase database. An owner may create a seven-day invitation for a named email address and assign editor or viewer access. The database stores the invited email, role, expiry and a cryptographic hash of the invitation token; the raw link is returned to the owner only when it is created and the platform does not send it. Acceptance requires authentication with the named email address.
Row-level security permits project owners and accepted collaborators to read the project and member list. Owners and editors may save a new revision; viewers have read-only access to the shared record and may deliberately create a separate project copy. Owners may change or remove collaborators, collaborators may remove their own access, and owners may revoke pending invitations. Project readers can see the platform activity history, including revision, invitation, membership and role events with actor email, timestamps and limited event details. This history is append-only through normal user access but is not represented as a complete security, legal or records-management audit trail.
A project owner or editor may separately choose to upload an approved file to the private project document vault. Supported PDF, Word, Excel, PowerPoint, CSV, text, JPEG, PNG and WebP files are limited to 25 MiB each. The file is stored in a non-public Supabase Storage bucket under a reserved project path. The database stores its controlled title, register link, workspace lane, review status, source, version, observed date, notes, original file name, MIME type, byte size, uploader identity and email, timestamps and a SHA-256 value calculated in the uploader's browser. That checksum supports duplicate and change detection; it is not a server attestation of authenticity or content.
Owners, editors and viewers with current project access may inspect vault metadata and request a signed download link that expires after 60 seconds. Owners and editors may upload, revise metadata and permanently remove stored files. A 15-minute reservation constrains each upload path and permitted file type. Selected upload, metadata, removal and download-link events appear in project activity. The platform does not virus-scan, extract, read, summarize, classify, verify, approve or interpret uploaded content, and a file's presence or review label does not establish completeness, authenticity, legal effect or professional reliance.
Project names, people, files, operating requirements, negotiations, source references and decisions may be personal, confidential, privileged, security-sensitive or commercially sensitive. Upload or enter only the minimum information approved for the device, account, recipients and purpose; keep authoritative records in the organization's controlled environment; export backups only to an approved location; share invitation links only with the named recipient; review and remove unneeded access; remove stored files before they are no longer required; and use the fresh-project control or clear browser data to remove the local working copy. Cloud project saving does not upload related specialist drafts or continuously synchronize the browser draft. Only a separate, deliberate vault upload transfers a file. Loading a cloud project creates or replaces the working copy on that browser.
Device-local commercial lease due-diligence files
Commercial Lease Due Diligence stores the entered project identity, proposed use, jurisdiction, evidence records, source references, reviewers, dates, risks, conditions, decisions, exceptions, retention notes and handoff status in local browser storage on that device.
