WHAT IS BEING CERTIFIED · WHAT THE RECORDS SUPPORT

Before anyone signs, make every fact traceable.

Compare the requested certificate with the complete lease and current operating record. Find money differences, missing amendments, unverified claims and lender-document gaps before a buyer, lender, landlord or tenant relies on the response.

ALIGN THE CERTIFICATE WITH THE COMPLETE RECORDLease, amendments, operating evidence, exceptions and relying parties
01 · CONTROL THE FORMWhat exactly are you being asked to sign?

Confirm the requester, version, relying parties, as-of date and response deadline.

02 · REBUILD THE LEASEWhich executed documents currently control?

Include amendments, assignments, approvals, side letters, notices and confirmations.

03 · TEST EVERY FACTDo the certificate, lease and current records agree?

Keep differences and unknowns visible with exact sources and accountable reviewers.

04 · APPROVE & DELIVERWho may sign, and how must it be returned?

Control authority, legal review, business approval, delivery and separate SNDA steps.

PRIVATE WORKSHEET · SAVED ON THIS DEVICE

Check every statement before someone signs it.

Compare the proposed certificate with the complete lease and current operating records. Keep mismatches, unknowns and legal questions visible instead of certifying by memory.

Keep signatures and sensitive records elsewhere. Use short controlled references—not signatures, bank details, complete account numbers, personal financial information or confidential lender credentials.
What is this actually checking?

The proposed certificate is what someone is being asked to sign—for example, current rent, lease dates, deposits or whether a dispute exists.

The lease source is the executed document and exact section supporting the answer, including later amendments, assignments, approvals and side letters.

The operating evidence shows what is happening now, such as the tenant ledger, deposit record, notice file, construction closeout or property-management record.

An exception is a mismatch, missing fact or qualification that must remain visible in the response and be reviewed by the right people.

Compare the words being signed with both sources of truth.

Do not choose “confirmed” only because the certificate sounds familiar. Complete the lease source and current operating evidence first.

04 · LENDER / SNDA CONTROL

Keep the separate lender agreement separate.

An estoppel certificate and an SNDA may travel together, but they are not the same document and do not answer the same legal questions.
